Quarry Falls Master Plan

Quarry Falls is a mixed use development on two tracts of land separated by I-820 in northwest Fort Worth. The northern tract contains 87 acres of land and the southern portion has 50 acres. The northern property is an abandoned stone quarry while the southern piece was a disposal site for unwanted spoils. The project, as planned, will include 700 apartments, 130,000 square feet of retail space, a 400 room hotel and conference center, restaurants, indoor and outdoor waterparks, an entertainment venue, a 3,500 seat concert showroom, movie theaters, and parking structures.
The abandoned stone quarry has very unique physical characteristics that include 50’-60’ limestone cliffs surrounding a 30 acre lake. The master plan is based on the desire to preserve the natural beauty of the site. In order to accomplish this goal, the site was “zoned” into three regions - the natural area (quarry/lake area), an urban center, and an entertainment district.
The natural area contains approximately 400 of the 700 total apartments. Rather than overlooking the quarry and lake by building apartments on top of the cliffs, four story apartment buildings were placed in the bottom of the quarry and in front of existing limestone cliffs. In lieu of a typical arrangement were people park, enter the building at ground level and go up to 2nd, 3rd, and 4th floors, the Quarry Falls Master Plan places the parking on top of the cliffs and the ground level of the apartment are at the bottom of the quarry adjacent to the lake. Residents cross a pedestrian bridge and enter the building on the top floor and then go down to the lower floors. All buildings are connected by a continuous boardwalk that surrounds the lake. This solution maintains the cliffs in their natural state and allows them to become natural retaining walls.
The urban center is placed on top of the unexcavated portion of the quarry. The buildings in the Urban Center are planned to have three levels of apartments placed above street level retail. The Urban Center has both street parking and parking structures. The parking structures are located on the backside of the mixed use buildings.
The Entertainment District is located along the western and southern edges of the lake. The hotel, conference center, water parks, and concert showroom are placed on top of and at the edge of the cliff to overlooking the lake. Restaurants are placed at the along the edge of the cliffs so they can be terraced down from the upper street level to the lake level below. The 3,500 seat, five story concert showroom is located at the focal point of the Urban Center’s Main Street. The street level is the building’s main floor. The concert showroom has four additional floors below the main street level floor. The floor immediately below the concert showroom contains a restaurant and club. Parking and service/receiving areas are on the remaining lower three floors. Both the indoor and outdoor water parks are located on the southern edge of the quarry at lake level.
Because of the uncertainty of the soil conditions for the majority of the site, the southern 50 acre tract of land will primarily provide parking for the water parks and additional parking for the concert showroom. A movie theater is also planned for the southwest portion of the site.
